DUTIES / RESPONSBILITIES:
Minimum Qualifications of Education and Experience:

  • Associate’s degree in construction management, civil engineering, architecture, business administration, or related field.
  • Five (5) years of direct work experience with building trades, such as carpentry, plumbing, electrical, and heating systems.
  • Three (3) years of experience supervising one or more employees
OR
  • Any satisfactory equivalent combination of education, training, and experience that demonstrates the knowledge, skills, and abilities to perform the duties of the job proficiently may be substituted for the above requirements. 
Nature of Work:
Under the direct supervision of the Facilities Manager, the Facilities Maintenance Supervisor assesses physical needs, develops capital plans, and oversees the maintenance of all City of Mankato facilities. Develops and trains full time employees and other assigned staff within the Facilities Division, which includes assigning work tasks and physically checking the progress at sites throughout Mankato. Manages maintenance and operation of the downtown special service districts.

Duties / Responsibilities

Primary Essential Work Functions:

  • Serves as a member of the Facilities management team and assists team with complex problem-solving. 
  • In coordination with other Facilities staff, plans, organizes, coordinates, supervises and conducts preventative, corrective, and emergency maintenance and repairs on facilities located at city facilities throughout Mankato.
  • Provides an elevated level of customer service to all tenants of Facilities managed locations. 
  • Coordinates the performance of or performs building scheduled maintenance for complex mechanical systems, structural systems, general repairs, painting, and housekeeping.
  • Coordinates the creation and execution of equipment maintenance schedules and management of the division’s CMMS, Cartegraph.
  • Makes frequent independent judgment decisions concerning supervisory issues, maintenance assignments, and emergency maintenance items. 
  • Assesses physical needs of all City of Mankato facilities and participates in capital fund planning and administration. 
  • Prepares construction specifications for Facilities capital projects. 
  • Supervises facilities maintenance contracts. 
  • Assists in bidding, contracting, and supervision of contract labor. 
  • Acts as project supervisor for construction and renovation projects. 
  • Manages project budgets, reviews construction reports, and coordinates project progress meetings. 
  • Responsible for construction contract management, monitoring projects, and communicating progress. 
  • Works in an on-call capacity on a rotating schedule, if required. 
  • Maintains the confidentiality of private information according to laws, rules, policies, and procedures. 
  • Prepares and maintains the annual budget for parking & maintenance assessment districts, presents recommended budget to parking district members during annual meeting.
  • Oversees day to day operations of the downtown special service districts.
  • Effective and respectful communication and interactions with other employees, supervisors, individuals from other organizations, and citizen customers.
  • Supervises and directs work to full-time, part-time, and contractual staff.

  • Attendance during regularly scheduled work hours and outside regular hours as necessary.

  • Externally – Citizens, contractors, architects/engineers, building tenants for leased spaces (DNR, Historical Society, Mankato EDA managed facilities), regulatory agency inspectors (MN Department of Labor & Industry, Elevator inspectors, Boiler Inspectors, etc.)

Qualifications / Conditions of Employment

Conditions of Employment:

  • Must possess a valid driver's license and be able to drive in the State of Minnesota.
  • Must possess a State of MN Specials Boiler Operator License or ability to obtain within six (6) months of employment.
  • Must possess Certified Pool Operator certification from the Pool and Hot Tub Alliance or ability to obtain within twelve (12) months of employment.
  • Must obtain a Minnesota Department of Labor and Industry Class "2C" Boiler Operator License within one (1) year of employment.
  • Must obtain a Minnesota Department of Labor and Industry Class “1C” Boiler Operator License when eligible
  • Applicant MUST pass a (BCA) Bureau of Criminal Apprehension background check and successfully pass the required BCA Criminal Justice Information Services Security Awareness Training test.
  • Must successfully complete a pre-employment assessment, background check, physical examination, and drug testing.
  • Must be able to work emergency overtime.
  • Must be able to respond to callouts in 30 min or less when on call.
  • Must register as an unlicensed maintenance electrician within twelve (12) months of employment.
  • Agree to have your photograph used for internal communications and identification purposes.
  • Must comply with organizational and departmental policies.
  • Must comply with data practices policies and standards relative to not public data. Any access to not public data should be strictly limited to accessing the data that are necessary to fulfill the employment responsibility. While data are being accessed, incumbent should take reasonable measures to ensure the not public data are not accessed by individuals without a work reason. Once the work reason to access the data is reasonably finished the not public data must be properly stored according to city policy and the Minnesota Statutes.
  • Safety Sensitive Notice. This is a safety sensitive position which requires cannabis pre-employment drug testing. Safety sensitive position means a job in which an impairment caused by drug, alcohol, or cannabis usage would threaten the health and safety of any person.

Hours of Work

This position will typically work Monday-Friday, 8:00 a.m. 4:30 p.m. Evening, weekend and overtime hours may be required as necessary. May include weekends, holidays, and non-standard work hours to accommodate off-hour practices and arena usage.
